As of January 10, 2008 there are only 96 single family homes for sale in North Vancouver. That compares to 72 sold in January 2007 and 92 sold in February 2007. In October 2007 there were 238 homes for sale in North Vancouver.
To put this into further prospective there are 226 homes for sale in West Vancouver which traditionally would have half of the listings that North Vancouver would have.
What is even more interesting is that the average Days on Market is 55 days which is far higher than the average of 40 days in October 2007. The median price of homes for sale in North Vancouver is about $993,000 which means half of the homes are priced below this and half are priced above this.
Bottom line is that it is a great time to buy a home with motivated sellers and a even a better time to list your home.
